Over the last few years you've had industry pros like myself @Jay Hinrichs & @John Thedford who are licensed & have transacted millions giving out the correct info to combat all of the raw raw pro wholesaling junk from a bunch of other folks who're doing real estate as a hobby at best & not really practicing at all at worst.

I am not using hard money calculator as I type these numbers, they are very raw estimates, but the point is you can make money on low cost property flips IF you buy at good price and IF comps are high enough (purchase at or below 70% of ARV minus rehab costs).

I kind of assume not everyone just crunches raw data on every property you are looking at, and the 'gut instinct' and knowing the area doesn't seem to work for out of state investors.
