This is a little scary since I can’t readily drive to the property but instead have to take a plane or drive more than 4 hours to help where necessary with out of state tenants.

The highway down from Phoenix through Lukeville and Sonoyta is good, and well travelled.The only real drawback is that while there is an airport there waiting for good sized commercial planes, there is not yet a reliable commercial schedule.

I am currently working to close on a property using an FHA loan but since the property is partially in a flood plane, if there are other types of owner occupied  loans with similar down payments and rates I would like to go that route to avoid paying FEMA flood insurance.

SLC to Denver is drivable, I think.Geez, Nnevermind, for $180 I will fly... 16 hrs in a car or 3 hrs on a plane, tough choice!
