We have a real estate agent friend that said he'll help us get the number nailed down when we are ready to start.I've seen a for for rent signs go up, and come down again within a few weeks, which is a good sign I guess.Finance:PITA will be no where near covered on the house.

I agree about providing the materials, however you have to draw the line somewhere because there is no way you will be able to account for every screw, nail, drywall mud, copper fitting, etc. in a house.
