The 75% is a Fannie/Freddie maximum on refi's for a single family, if I'm not mistaken it is 70% for 2-4 family's.

And if I mistake then it's my mistaken to (financially and emotionally) own. 

If I'm not mistaken there's not only a real estate transfer tax in PN but also a flat tax on income that will be based on your individual bracket.

Maybe you didn't consider that as a factor ...I could be mistaken about that area in MD, but I guess it will be similar to PA in that when it comes to filling vacancies, better tenants are easier to find between April and September.
