Looking back, tackling the investments one at a time until they were paid for in the beginning slowed the investment cycle down for us, but it allowed up to make good decisions (and cash offers) on future home investments, which is really a wonderful freedom to have when making buying choices.

I am thinking that for the first deal, I would look for a property that only needs a cosmetic rehab to test that waters and reserve my time to finding the proper team and working through the learning curve rather than tackling a larger project.
