Disappointed but not discouraged!  

You'd probably go see a listed prop where the asking was out of whack and still make an offer.BTW, you'd likely be very disappointed by my offerings and my asking prices.  

We are so disappointed with our listing agent.

For my area, property management ranges between 8-12%, though i sometimes calculate at 15% because you want to be pleasantly surprised, not disappointed and reaching in your wallet for more cash when you thought you'd cash-flow. 

I was disappointed it took 4 hours for four rooms, all myself, no help.On exterior house painting I painted the whole house in 8 hours. 

That's interesting and I'm sure a disappointment for you.

I think that in the end, if you do all that, you are aiming for client's disappointment.

I'm really glad I posted this thread, because I was getting really disappointed in our results - I knew something had to be wrong.

This is risk free for the bank, other than having to relist the property if the deal falls through -- but the bank has a large EM deposit to sooth their disappointment

I'd let them know in no uncertain terms that you are incredibly concerned with how they're managing your property, are disappointed in their results, and feel that your manager has been negligent.
