It's same tech people, doctor/traveling nurse , or people that just after vacationing that need short stay.These days I prefer renting out as LTR, mostly small family that's going to rent.So I guess the key for room to room rental is the minimum days and the demographic that you are going to capture.

Normal hourly wage job, small town: You mine as well do something better and manage the properties yourself.Other professionals (lawyers, doctors, engineers, executives) that make a solid living would have to achieve a very large scale before making up for that loss of opportunity.
