I think this is a strong bet on gatlinburg becoming the aspen of the southeast. 

Two challenges to be aware of:1) Many charge the flat fee even when the property is vacant and a tenant not paying rent.2) For this reason, the flat fee model works best on Class A rentals, maybe Class B, but NOT Class C or D (this is our opinion, from figuring out what went wrong with owners that have hired us to replace their flat fee PMC)You didn't ask about maintenance fees, which are often the biggest money maker for PMC's.

I'd bet on it

2) Are you looking for Class A, B, C or D properties?

We always recommend $1mil+ liability for these homes and the cost for that liability coverage is typically under $300 (unless you are buying in a C or S Corp). 

@Tiffanie Mark what's the NOI / cap rate cor coworking space vs traditional LTR?

With Real estate still expecting to go up in value for the forseeable future I'd bet on this benefiting you more in the longrun vs paying off the debt. 

I do not invest in C or D high cash flow areas.

@Evan Polaski I'm sure that once a property is selected for purchase there should be much more due diligence but at the research stage an error between B and C or A and B is fine with me.
