I would recommend joining a landlord association in your area, but before you do, ask about the lease they have on hand.

Try different trade associations such as Asian American Hotel Owners Association and American Hotel & Lodging Association

I'm having a hard time finding an already made excel spreadsheet with a good break down and analysis of cost for itemized materials, labor, lot cost and all associated fees...Sure I could spend the time to build a spread sheet but it's not my expertise...any luck?

This is definitely an overlooked area that has some accelerating growth associated with the defense industry.

The owner, the management company, the management company owners, anyone associated with the property, any construction companies that worked on the place, etc. insurance and ananymity is good in the situation you outlined.
