I would think -- and this comes from someone with zero experience in law OR apartment buildings, that the sale of the property would be outlined in the existing leases, as well as the options thereafter for the new lease-holder; and this would be trumped by landlord/tenant state law.Given it is such a large purchase and you could potentially be disrupting what is a relatively stable situation, I would consult with a lawyer to determine your options.

I guess you could say all of them could be the best investment depending on many variables, market conditions and effort, starting capital, paths chosen within each investment vehicle, but if i had a gun to my head and had to choose, i would say that real GUTS and perseverance and belief in ones self would trump a college education any day.

My thought is, buying between 50-90k livable (or less than 10k rehab) and being able to rent for 2% or at least close to it trumps the cashflow of typical market rentals since HUD establishes max payable amounts depending on number of bedrooms, and is usually higher than market rent rates.My question(s) are, who has experience in this and what are some good markets to consider?
