Alex,As long as you have a good team, especially a PM that is good and you can trust ( to a point, always check on them and their accounting to make sure) it can be good. my houses are 3 hrs away, so i do not manage them myself, i will shoot out there every now and then if i have to, to look at other properties or just to check to see how the properties are ( usually do not tell the PM i am going out there, this keeps them on their toes, especially if they get a email from me)

If the market gets much better for them they may review their loans to see who they can call and either get rid of the loan or charge a higher rate to to match the market.
