I met with a seller who is willing to do 'subject to' to sell his 1.7 million 4 family house but we both don't exactly know how does it work. he has around 600k on loan and because it was his 1031 exchanged house, he's gonna be paying a lot in tax.

You can always use it to to scan through properties quickly, but then definitely drop the estimate and go for the actuals before actually purchasing anything.

Alex,As long as you have a good team, especially a PM that is good and you can trust ( to a point, always check on them and their accounting to make sure) it can be good. my houses are 3 hrs away, so i do not manage them myself, i will shoot out there every now and then if i have to, to look at other properties or just to check to see how the properties are ( usually do not tell the PM i am going out there, this keeps them on their toes, especially if they get a email from me)
