I've looked into this idea in other places where someone wants me to buy a parcel of vacant land and the exit strategies beyond new construction are slim to none.

I don't understand the logic in making a low offer if you're reasonably sure there will be multiples...especially if there's a very slim chance that your initial offer would be accepted and you would go to your max anyway.

@James AllenI'm in a similar situation where I've armed myself with lots of knowledge and found the pickings in the greater San Diego and surrounding areas to be slim to none from a numbers perspective.

This is why many title companies won't insure for 3 years following sale.Account Closed As Nghi Le says it is usually pretty slim by auction day if you're looking for SFR type stuff.
