Less than 5 min drive to the ferry, and right on the water with territorial views.

Hadn't been to the site in a while, came looking for some knowledge on storage units as we have a great deal in our hands buy it's new territory. 

From my last visit there, a lot of people are teaming up and attacking certain parts of the market and they tend to not step on each others toes when it comes to territory.

Listen kid, just do yourself a favor and stop, seriously, your well into the territory of making a bigger joke of yourself than anyone could do to you. 

Local knowledge, local laws, common business practices and such would seem to favor not taking on the added risk of investing in uncharted territory.

That probably puts you into non-conforming loan territory for your end buyer.

The guy I met today works 6 days a week and covers huge territory.  

Yeah, there'll be up to 4% in transfer taxes in PA to the county, but you'll establish a depreciable basis and won't get into gift tax territory for your dad. 

This is also not high-appreciation territory, where that investment is going to make money over the long haul.
