It would be nice to have some cash on hand to use if we did have another crash but I am not ready to sit on the side lines waiting.

I've been learning about RE from the sidelines over the past 6 months and I'm ready to get started ASAP! 

I've been studying Real Estate investing on and off for 3 years now but tired of sitting on the sidelines while others make it happen! 

My fiancé and I just closed on our first 3-unit multi in Southern Maine and are so excited to finally be off the sidelines, out of my parents basement, and in the game!

thanks for the info.Always wanted to get into this business but just sat on the sidelines wishing plus finances plays a big part in getting started.Time to jump in and take good risk for a change.

Heard so many pros and cons about both and how there are both “beginner investor friendly” if anyone can help me out on which would be better to start out on I have decent starting capital about 40k cash that’s just been sitting on the side line ready to make it start working for me, And if there’s anything else I should look into feel free to share, Thankyou

However the experienced RE investors I know in San Diego (even though the market has declined ~10%) are still making money or sitting on the sidelines (they are not losing money).  

Like countless people I've seen here at BP, I am tired of sitting on the sidelines and ready to TAKE ACTION.

But staying on the sidelines forever isn't a good option either.

Plus you don't have to wait on the sidelines until a lender calls you into the game!
