@Yeury Galva in the scenario you describe I'd probably go with either solid surface or quartz, probably leaning toward solid surface but I'd have to see what's available as I haven't done any counters since the supply chain slowed to a trickle.I wouldn't necessarily rule out higher-end laminate options because it is a C area and you are talking renters, but you don't want the counters to stand out as cheap if you went nice rehabbing the rest of the unit.Again durability is key so if you did go with laminate I'd pay a little more for scratch and stain resistant.

If the shower enclosure is in good shape and the remaining tile is just cosmetic pull it off, repair any drywall damage, and cover it with a shiplap or an accent wall panel (just make sure you use moisture-resistant materials).
