They could hang rock, tape, prime/paint, set all the fixtures, tile the tub surround with a bench (bathrooms are 6' wide requiring a bench at the end of the tub), niche, tile floor, 4" tile baseboard and install all the finishes; towel bars, lights etc...

That is the way partnerships usually work.You absolutely need to talk to an attorney licensed in the state where the partnership or property is located as state law varies a lot from one state to the other, and sometimes even from judge to judge, so knowing the predeliction of the local bench may be helpful.

i'd make him kick his full commission that he gets after splitting with the broker into the profit pot to split--especially on the buy side...youdon't want him to screw you and take his commission from the purchase..don't let him take a dime until you sell the property is my advice..i'd also see if he could come to the table with a few bucks as well..
