The reality is that sending out yellow letters and postcards is one small aspect of building your business.

(I also send postcards and other things that may fish some leads but that is expensive and yields low results so I've kind of gotten fed up with wasting money on that stuff.)Please let me know if I am missing anything or if someone can point me in the right direction in terms of learning the ins and outs of this niche.

Wait till you get a bunch of rentals together and then these nickle farmers start nonstop spamming you with voicemail, SMS and robodialed recordings, and fill your mailbox up with postcards they're too shady to even put their last name on. 

They aren’t sending out postcards and sponsoring lunches in Holiday Inn ballrooms to get large groups of people to invest.  

I am a landlord in north linden and I have been bombarded by texts, calls and beautiful postcards now for a while. 

Plus, without double closing it really is practing agency without a license, so the NAR lobby will be happy to encourage the public officials to crack down on those hucksters trying to scam grandma out of her equity.Personally, I dont at all mind the letters and postcards.

Otherwise, it's like mailing recipe postcards to your past clients.  

I am really interested in wholesaling, but im am working on marketing, yellow letters, postcards, and I just recently go a list of motivated sellers.

There are definitely several hoops to jump through to get STR licensing in the city but none of them are difficult except for the required neighbor postcards mailed to everyone within 300 feet of the subject property.
