Everyone's interpretation of clean is different but sanding and refinishing will remove that dirt/stains, level the surface, and seal it making it 2x easier to clean.

Even more importantly, you absolutely need to learn how to review and interpret a variety of financial reports, so you can get a reasonable understanding of the actual financial condition of the project.

Maybe it's just me, but I'm tired of these different interpretations of how DTI is calculated with rental income from Fannie/Freddie's guidelines.

Naming certain items a "fee" or stating that they are refundable may be interpreted by the courts as deposits and pet rent in disguise. 

There are also a ton of people who seem to be getting in to REI (which may be one of the stronger indicators that the market is near the top) and the additional money and interest seem to be compressing Cap Rates (here comes Bob Bowling - hope my interpretation is right!)
