This actually works best with houses that need intermediate to substantial repairs (the few owner occupants people interested will usually have a devil of a time getting financing for a house not in move in condition) or houses owned by people willing to accept a substantial discount for a quick close (like the owner who needed to pay a ransom for her son kidnapped in Mexico).This can be conveyed to the seller.
