Also, a lot of contractors require cash so I wouldn't rely on credit cards to float the money for construction.

Reserves, 100%Leverage doesn't matter at all if you can float all of your expenses.

He explains what he thinks is going on with relation to the market e.g. it is still trending down so if we float the rate you may save a bit more (saved me another 1/8 or quarter...I don't remember), and he helps with docs/forms etc. so I don't have to go hunt for what he can find.
