I like value adds and appreciation as my source of return because they 1) allow me to extract my investment to leverage elsewhere (we only have one property with any of our investment trapped in it) 2) it is taxed deferred (unlike cash flow).

Going out and taking a job just to have a job is meaningful even if you think your underpaid which I would argue 90% of us probably believe.I understand the nuance of the timing of unemployment but it is much better for people to work than live off government programs.
