The downsides are lack of curb appeal of the house, any difficulties working with the servient estate owners (easement disputes are common and many real estate attorneys make a tidy sum from answering questions regarding them).

Using concrete in the areas closer to the building may enhance the curb appeal (stamped concrete can look incredible) while using generic asphalt further out to reduce your costs.    

Anything to modernize the look will go a long way to add curb appeal.

Trying to plan ahead and think painting will make the building pop, create curb appeal, and a desire to live.

Its curb appeal lacks something to desire.  

I have about 35k to use right now, so my current thought on how to structure it is to put down 20k (enough to pay the mortgage off) then ask him to hold a note (with DOT) for the purchase price less down payment. 10-15k should give me enough to make necessary repairs, some cosmetic upgrades, and clean up the place for curb appeal.

This would help curb a lot of the pressure associated with this first investment, as having a solid game plan (for every step of the process) will definitely reassure me.
