I'm aware that the 1% rule in Tacoma is starting to become unrealistic but its a hell of a lot better than my market!

The problem w/ making an unrealistic offer is that it often repels the seller, whereas if you made a low offer but within reason, they'd be more likely to negotiate w/ the intent to find a mutually acceptable middle ground.

Those are all issues that can be dealt with in time but if you start with unrealistic expectation you will likely fail.
