Yup, notice in my post above how I mentioned to expect paying 6% in buyer concessions...While I have definitely seen buyers who ask for less (in some cases as little as $1-2K), the majority of buyers these days are asking for at least 4%, and it's not at all uncommon to see them asking for 6%.So, like you already figured out, assume worst-case (6%) and if it's less than that, consider it a bonus!
