Is there any feedback/ suggestions or items to improve the home for the next guest stay?

and most of the time is  bad management, bought the wrong price, Interest and Insurance to the roof and, I cant get out the Bridge loan to do a DSCR loan etc ...Simple hands on, work do research and minimize risk.

I don't personally know anyone who signed up for the training from either TT or the attorney, so I can't speak to that.My suggestion would be that if you don't have any real estate specific education, take the real estate pre-licensing classes in your state. 

Just wanted to see if it’s a legal thing to do with charging a flat rate for utilities Unless you are having a lawyer draw up your lease, you want to keep it simple!

Hey Sara, with 3 of 4 tenant non-paying you've definitely got your work cut out for you.I don't know what work is being done right now but in my experience non-paying tenants aren't exactly cooperate when contractors.My suggestion would be to get rid of the non-payers ASAP.
