I would look at Land as well. don't get tunnel vision on houses.My first 15 years or so in the business I never touched anything with a house on it I only flipped rural land and made a killing..

I feel like I listen to creative situations a lot on the BiggerPockets podcasts....I'm sure it takes the right partnership and the right minded people to see the opportunity. . . . creative ideas are greatly appreciated.Creative ideas: 1) Hard money loan. 2) Loan from friend or family members. 3) Investor/Partner who sees your vision gets a part of the equity for the investment. 4) Home equity loan or line of credit. 5) Credit cards. 6) Pull money out of your IRAs. 7) Borrow from whole-life life insurance policies. 8) Dig into the emergency fund.I use my imagination to see this from the bank's point of view.
