Sorry to jump the forum like this with no history here, but I'm desperate for advice.I'm under contract to buy a fourplex in salt lake city (hot market), and the inspections have been a little nightmarish.

but it reminds me of the final scene were he is in trial waiting for sentencing.. and the judge  One of the Smothers brothers says." its hard to figure out if your lying or what  but from what I see its just garden variety Greed"the representations that these properties have been rehabbed to a husband like standard the representation that the tenant base is just thankful to be there and easier to manage than upper B and A class is the miss representation and total BS as we know.. and then you just left to wonder is this just garden variety greed... or ineptitude or what is it..

tampa bays growing economy and cultural scene makes it a no brainer, areas just outside as many here have already said, like dunedin (my fav lil town), bradenton with its proximity to anna maria island, or tarpon springs  and palm harbor all offer great coast lines that are not overly populated. as i understand it pinellas county has dropped its efforts to stop str and decided to tax them at a different  rate.

They eventually let me go after the threats and verifying that there was indeed a scam going on but if I had left that scene and went back to cash another check from that company... do I then have a defense? 

Likely, but I personally don't know the true details behind the scenes.

We had several other scenes with our contractors in that house -- doing the walk-through and trashing it out -- that got cut. 

I don't trust many of them after my research and almost none of them before, but if the people in DC and on the national scene who are hell bent on retaining power start targeting specific newcomers as "dumb", it tells me that this "dumb" person is probably worth a second look.

The area may support coffee shops with transactions in the single digit dollar amounts but I don't see it attracting the types of restaurants, bars and shops that make NuLu an appealing place to work/live/visit.NuLu took off because of the awesome restaurant and retail scene that came in.

It's made to be user friendly- but not easy to utilize to dig into stuff behind the scenes the way we do.
