It's all about the momentum.

I think a downturn will come at some point, but there's a lot of momentum pushing rents and prices higher right now. 

It greatly helps with momentum, and I’m too hard on myself when I don’t meet a goal, so I’m way happier when I blow my goal out of the water than when I fall short.What is your motivation to invest out of state? 

If the asset is more of a value-add vs. a momentum play I build more in for working capital as surprises always popup. 

Wholesaling is about momentum and deal flow and consistent marketing.

Can you blame momentum high tech companies throwing huge wage and stock incentives by giving away freebies?

There are fee's to the product, but it's a long term strategy... the break even point is usually after a few years of capitalization and then the momentum really starts to go... all with cash you can use today for anything you want.  

Again, I'm new to this and would just like some feedback on what would be the next best course of action to gain some type of momentum.

But once you have some momentum, you really need to watch for the down side, to preserve what you’ve worked so hard to build.I highly suggest that people learn that lesson well, by being cognizant of where we are in this cycle, BEFORE it’s too late!
