Nice work and if you declare your rental income on your taxes and get the property leased when you are ready to move to the next house you should be able to cancel out your debt on this one and qualify for a another one!

If I had no voice in the management or operation of the rental activity, then I would definitely view the rental activity as a passive activity.Personally, I will continue to treat the operating income or loss from my rental activity as passive income or loss, but, I can't quite get my head into declaring a loss on the sale of my rental property as an ordinary loss rather than a capital loss.
