I second going the AirBnB route, especially if you can configure the property to give the AirBnB it's own entrance.

It chewed the dryer vent off the outside wall, chewed the wood at the kitchen door entrance & inside door trim, stained the basement carpet big time & every door has scratches where it tried to enter the rooms.

I have done some research and look likes in -law suits, is not quite the same as multifamily even one has separate entrances.

Tax expenses would be limited to gross income.If it has a separate entrance and isn't accessible from the main floor generally 280A wouldn't apply.

Separate entrance, and doesn't share any walls with the living space in the main house, so very private all around.

What about a home that has a separate entrance to a basement that you could lock off?

I believe we have 3-4 cops living in this little neighborhood and we have a Elementary school at the entrance, so it limits some unsavory characters.) 

The key to this deal is driveway entrances.

It does say separate entrance, but it's unclear if it's a shared entrance then separate 1/1 units that are fully self contained.
