I pointed out that the ones who are contesting can also be identified simply by looking at the year in which the lawsuit was filed; those more than a year or two old have been contested somewhat, and the older the case the more it is likely to have been contested; therefore more likely to be occupants difficult to remove.Cash for keys is almost always the smartest approach; the duration for the ejectment lawsuit will be a minimum of several months, and could be years with the occupants who are fighters.

We had the lawyer send out a letter stating that the rents were obviously lower and we asked estoppel letters and for a credit for the rent difference for the duration of the 12 month lease (rather than renegotiate purchase price).
