I would love to figure out a way how I can get these listings and become a dominate agent in my subdivision.

In the aftermath of the Great Recession, I tracked the unemployment numbers for many markets around the country, and I noticed that cities that were dominated by government and universities were not hit nearly as bad as those with other core bases for their economies.I've also noticed a trend on BP for people to be attracted to many markets solely because the high cap rates.  

Does one job sector dominate the market? 

the existing ones.. but generally speaking these areas when they become renter dominated go the other way.. 

Remember, there are many who are dominating the game in these so called bad areas. 

We were growing and self financing at the time, so we needed to keep cash around to finance any future projects.This property along with the one we were building and the one we were buying in Deal A above, would make us the dominant player in the town.We were willing to pay $190k, but no more. 

Also for new purchases for larger apartment buildings, older people are dominant.  

So I work extensively in Boo Boo land these days and carved out a niche in the sub 100k fix and flip that no one wants to do for better or worse these markets are pretty much dominated by wholesalers.. but what you see or what I see on the huds is in each market I work I and I work 7 markets. there is maybe one or two recurring wholesale companies where I can say the owner is making significant income probably 300 to 500k net a year maybe more maybe a little less.. then you have all the others who come and go and fade away.. 

Just Go Dominate 

Once you find what works, focus on and scale that method but you should keep other methods going as well f you really want to dominate your market.
