The climate and the surrounding environment will dictate what is best to built in an area.

.- remember that you'll be paying all utilities if you rent by the room, so factor that into what you charge for rent, and consider using remotely-controlled nest thermostats so they can't jack the heat up beyond what any normal person would pay for (if you're in a cold area). the same could be said for a home with central air in a warmer climate.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

In a warm climate, I assume by January or February, people are already actively looking to move. 

Very good question Patrick, what's ironic is that I have a 2 family investment in Bristol Connecticut and in the process of relocating to Columbia, SC next month (warmer climate).

Yeah I would agree it's super challenging to find properties that cash flow in general in this higher interest rate climate. 

Also, I'm in FL where climate change is a consideration of mine for long term stability of the market, as I've seen flooding and increases in insurance costs.

I always want a pool in hot climates and I prefer it right at the house so it's accessible 24/7.

We also have a lot of people relocating here due to the cost of living and the work climate allowing so many more people to work remotely.

Despite having horrible, if not the worst, climate for taxes and litigation, there is actually something CA offers its residents for protection that can convince small, midsized business owners and investors to stay in CA and not move out of the state.
