I know I can list on some list/browse sites for free but curious if I have access to the MLS or at least list FSBO and and then request the buyers agent to agree to a dual agency? 

As I was browsing on the web for a good real estate investor techniques, local clubs in my area, forms, documents, contracts, learning how to do them e.t.c. e.t.c....I ended up with a Jamal Gibbs infomercial o what ever they are called and this guy really caught my attention.

turnkey is a term coined to described when house flippers in a market.. specialize in buying reno ing house then putting tenants in them and many times have PM in house.. so you buying from one company that does it all.. locates  rehabs  tenants and property managesthat's the basic definition of the model... there are many many turn key providers,    browse Brie's site which is turn key reviews you will see many of them. and you can compare properties side by side etc etc.. its free. and there is some feedback on the providers from clients.

Some follow-up info:From what I gathered, Memphis neighborhood ratings really vary from street to street, but below are some general zip codes and their associated ratings that I have found from browsing the forum that seem to be recommended within my criteria.
