Even with that (assuming a $400/mo rent) I could cash flow positively with 10% vacancy, and 20% down (and probably even 10% down if I had too).The only things I don't yet know are, the condition of the building & neighborhood, the current vacancy rate and the current rents of the tenants.

Nobody cares that you are the #1 house buyer in your area, ect......they want to know you can close on the day of their choice, no closing costs, no repairs, no real estate commission, ect....Just keep it short and too the point.......and also remember to stay consistent in your mailings.
