@Joel Knutson Traditional FHA financing would still be available to you I believe (the mortgage pros can confirm that) so I can't see how you would ever have trouble selling because of that.

If you're talking a coastal SoCal duplex, the answer is probably no...it will probably not be cash flow positive (assuming a mortgage on the property).In addition to looking at non-traditional types of property, there are also some lesser populated areas of SoCal.

I know how to do this with SFH residential by going through wholesalers, but that doesn't work with commercial.The only channels I know are traditional retail listings like LoopNet.

Seller will carry the note. 4.5% on a 20 year amortization with a 5 year balloon, at which point I should have at least 20% equity and can seek traditional financing.

The child would then take out a traditional mortgage from a bank to take hold of the property themselves and paying the syndicate back + interest.
