Theres some pressure from the hotel lobby, one of the reasons I like Carolina beach is the town started taking a tax on it, they get addicted to that revenue very quickly, and it’s not going away.

That's because the first 50% subtracted includes taxes & HOA/ home insurance.... so steps to use this equation are:1. 5000 minus 50% for all expenses EXCEPT P&I = $25002. 2500 minus 1468 P&I (this is supposedly P&I for 100% financing on the $410k) = $1032 (which is amazing - almost unbelievable!)
