I've been doing it this way for 15 years (except for the texting part) and nobody has ever moved in, stolen my stove, vandalized the house and whatever other nonsense landlords who live in paranoid fear will try to convince you they will do.

I would just have a big island with the sink and dishwasher in the island (our preference even when space is not a limitation) and have the refrig and stove/oven on the back wall.

recent rehab we found above a bathroom ceiling in a dead space an old chair, a cast iron stove top piece, and a miniature pool table from the early 1900s possibly worth a grand or so. house was built in 1875

Here in AZ the inspector meets the landlord and the tenant at the property and does his inspection, it is always a very cordial meeting, they give plenty of notice and he is just checking on the safety of the property (GFI outlets, working smoke detectors,  refrigerator, stove and ovens working, cleanliness and doors/windows opening correctly) I have never had one fail the inspection but I am big on safety also.

we have agreed on a sales price of 455,000 and I believe that there is approximately 48,000 in personal property when all the stoves, dishwashers, refrigerators, air conditioners, lighting, carpeting is included.
