Any delay by your contractor would mean you're stuck paying fees longer, while simultaneously losing cash flow on an unoccupied unit.Shuffle:  Since you've got one unit that will be unoccupied until you move in, would it make sense to move the tenant from their unit to yours until work is completed on theirs?

While there is generally very little that is truly new in real estate investing (basic techniques are same), the lending rules and regulations change like the wind.Even the 1-day transactional methods (back to back closings) that people are recommending as an alternative to the old simultaneous closings are now largely out of date in 2012 and very difficult to pull off.If you happen to be flipping REO's to cash investors this can still work but that is pretty tough to do.
