Personally, I think even if your long term plan is to own bigger buildings and outsource the management it is in your best interest to start by buying a 3-4 unit in a B-B+ neighborhood and manage yourself.

I will play Devil's Advocate and disagree with Jacob on the payment issue -- if your mentor is a busy person (as most successful investors are), time is money, and outsourcing smaller tasks for pay is a good business decision.

I agree with you ... folks should NOT buy somewhere they are not familiar with and newbies should not buy somewhere they will have outsource everything and be 100% independent on others, regardlessof if that place is in state or out of state.
