If the asset is more of a value-add vs. a momentum play I build more in for working capital as surprises always popup. 

Once you have momentum just roll with it!

There is momentum in that area so complete rehab, asap, is ideal. 

It's all about the momentum.

I think a downturn will come at some point, but there's a lot of momentum pushing rents and prices higher right now. 

As the BRRRR strategy is so appealing to new investors without large amounts of capital, trying to get the snowball rolling down hill with some momentum, my time being factored in is pennies through those first few deals compared to what is being learnt and the concrete financial returns.
