That being said the only way these low cost providers could protect themselves would be to write their programs in such a way that the benefit their work provides is so low compared to the reality of what is allowable that there isn't any chance of overstatement of depreciation, which means it would be understated and you're leaving money on the table.

The issue with using comps on any type of software, especially propstream or dealmachine is that they tend to use an "estimated value" of the homes that they are using for comps, not actually comparing to what has sold recently in the area or what is currently listed, not accounting for DOM (day on market) or other market shifts that play into realistic valuation of a property.

On a side note: having read legalzoom documents and comparing them documents written by attorneys within the state, I can tell you there is a reason they are cheap.
