Also, you need to understand what floor you'd be willing to chop up and spec out for smaller tenants to be ready to go immediately (normally a 2500sf tenant can't wait for a build out), the momentum and buzz you create will start to build once you get some activity.

Google Bathtub repair companies in your area and there are companies that will come out and fix it.Just realize that the cost is going to be 1/2 - 2/3 the price to just put a new tub in....Its like a broken appliance nowadays, are you just better off replacing it.

Hi,I came across some cool calculations that I've heard as buzz words when looking at potential real estate for rentals on limitless turnkey.They have "Cash on Cash return" Internal rate of return, return on equity, capitalization rate, gross rent multipler, debt-coverage ratio, and operating expense ratio listed on potential purchases.

There's been a lot of buzz about ALE wanting to furnish their own rentals for 12+ month contracts (which I personally think is a business model that they'll fail at - it's been tried before by big companies) and I know a lot of people assume that means they won't be renting from individual landlords for these types of contracts any longer.
