But as a forever student my optimism was not shaken ( it was supposed to be a flip btw, not a brrrr) now I'm about to close on the 20th on a mixed use, 4 unit value add project that cash flows positively day one ( not by much, but my plan is a larger scale brrrr)This third deal that just just got out of attorney review is different in the sense that I'll only be adding minor value with minor rehab.

When filling out the application for homestead it stated that all owners need to be added and that both owners addresses need to reflect the current address or else the application will be denied.

Let's say you required 3x rent:income but now they fall under that ratio.Add Roommate, Qualify:  If they decide to add another roommate to offset the increased rent, that new roommate is required to a) qualify and b) be added to the lease.

My dilemma is I feel there is a lot of opportunity with this particular home and lot as an ADU can be added ( as long term or STR) however am concerned with the potential risks (both cost and tenant facing) with it being a pre 78 home.
