It's much appreciated, and I think like some sort of Occam's razor, that the simplest solution is usually the best, even if it's not the easiest.Yeah, I've learned some hard lessons from this, and the value of a PM (and also the limitations).

I only sent out reminders because I had a lot of law students who would have the rent check sitting on their dresser, but they were so exhausted that they'd just forget to put it in the drop slot (the owner I worked for was old school and wasn't interested in online options).It seems like the only reason you need to contact your tenants is to tell them how much they owe in utilities. 

As a man, picture shaving in front of the mirror and all you have is a pedestal sink, and no place to set down your shaving cream or razor.  

we don't suddenly think they are an interested party, any more than we think a shark is about to give lessons on swimming.

This is what I have learned in my lifetime:  There are 2 types of people in this world:1) I need/want to do something, therefore, I must learn how to do it; and2) I need/want to do something, therefore, I must find someone else to do it for me.If you ask other people to do your homework for you, you better be okay with the results.Just know that these forums are where the sharks and vultures circle to take the money of the people in the #2 category. 

People need somewhere to put their make-up, brushes, razors, etc. 

When natural disaster strikes, even the big banks, who are often portrayed as greedy sharks even throw in few extra days for people to put their lives together. 

@Jonathan S. lots of people are making assumptions that he will be trouble down the road, which is possible but not guaranteed.

@Hilary GravesI typically do but I hold multiple viewings in time slots on the same day to save time.I don’t typically let someone apply without seeing the house.
