I bet that system for tenant prepayments will apply in other bookkeeping situations as well 

And a Certified Bookkeeper.

There are legal fees, surveys, bookkeeping, permit fees, inspection fees, due diligence costs.

By the time you get past 5 properties, you can just have one account for them all, and you should not be writing checks at this point anyway.Hire a weekly bookkeeper service to come to your office and go over bills.

They will also do the bookkeeping that is needed. 

Landlords should set up bookkeeping to handle both events, and keep good records for those two cases.

I do not need the accounting aspect as I have a bookkeeper and CPA (we use quickbooks online).
