If your sole intention is to sell the property once you fixed it then you are considered a dealer therefore, you should set up the properties as Inventory then move it to COGS once sold.

i thought "buy and hold" was actually people who were renting out their units and that's it. i didnt consider people actually holding a property that is not making money. or waiting for an elapsed time frame to (366) reduce takes. and i thought having it as a rental and lets say u sold a few a year to only buy and hold more/better rentals, this would negate the "dealer" status. so u wouldnt b taxed as a dealer. thoughts?
