In modest older homes the floors are often some kind of pine which is a softwood.

While ours is a decidely blue collar neighborhood, it has the benefit of a lot of older neighbors who have been in their homes for years if not decades.

To get a feel for what history can teach us, talk to some seasoned investors who lived through the real estate market from 2007 to 2010.

The seasonality up here can skew the data pretty hard sometimes. 

These older properties as not just cosmetics and may need major surgery.

It is a seasonal area and we are too far away from the summer to understand vacancy rates by looking at similar properties.
