Sorry but it’s more unrealistic to tell the average person to spend their life savings on a second job they know nothing about when their track record shows they didn’t care to learn about investing in stocks as a second job, which is the easier of the two.Most people disagreeing with you here are not disagreeing with you in full, just saying do both but don’t do REI first it’s too risky and illiquid and the costs and barriers to entry are too large for most beginners.

I think it unrealistic to believe that every waking hour can be equally financially productive, and I like to think of the time I spend doing some of this stuff as my "hobby", rather than something I'm doing because I absolutely have to do it.

Now sometimes you'll get the guy who says I want the $30k house that returns 20% and I'll say good luck, but I think if you go in not expecting the moon or having unrealistic expectations you can find a very good property and location for what you anticipate as getting as a return.
