If you're ok with tenants leaving without notifying you, having to do full rehabs once you discover they've left and having the place vandalized and the copper stripped and AC stolen while it was vacant, then they can be quite good investments, if that's not for you, then you might want to avoid them.

My tenants to the lat my bank, an I have auto pay from my accounts to the appropriate loan, all at the same bank, its simple, for the tenant, and for me, I give them a deposit slip with the account name, property address, and last 4 of the account, I can log in and see they paid, and the bank even images the deposit slip, so I can verify, Be careful with services, I heard on The Dave Ramsey Show, a guy was using a service, and a tenant was paying with stolen checks electronically, because the landlord was in possession of stolen property (the money) it was confiscated, in his case 11 months worth, know the terms and conditions.

I pulled my credit reports from 2 of the bureaus last night.The one report showed my one card has being closed/lost/stolen and then a new card as being opened - It's the same account with the same credit card company.Should I report that to the credit bureau or is that normal business if the card is lost or stolen?

65K, that's what the property is worth, you are getting the property below market value and putting money into it to bring it up, the 40k is not the value of the property. make sure your insurance covers a vacant house under construction. if you do work and something happens and you are not living there, they may not cover you if it is not insured as a vacant house. also make sure the insurance covers the material that may not be installed yet that may get stolen.
